THE BRIEF: Having engaged us previously in 2015, Francois sought our services again for a second investment property in Sydney’s family-friendly Hills districts. Being overseas precludes him from being able to easily buy and having a trusted advocate on side makes all the difference. Francois’s preference was for a freestanding house with good land value content, attractive to local family renters in a quiet owner-occupier dominated area, all with a very restrictive budget of $750,000.

OVERVIEW: 38 property enquiries were made with just 5 properties shortlisted over a 4 week search period. Stock was very tight in this area for this price bracket and it was certainly a challenging brief. Cathy managed to secure a terrific 4 bedroom brick home that had a contract fall over during the cool off period, and had a previous offer exceeding $800,000 (which the vendor had earlier rejected) for just $730,000. Not only was it exceptional buying, but it was the cheapest 4 bedroom house to sell in the area for 18 months.
